Property and real estate

AUSTRAC compliance, without the settlement-day scramble.

Since 1 July 2026, real estate agents, buyer’s advocates, developers and conveyancers providing a designated service have sat inside AUSTRAC’s verification net. Residential property management sits outside it, and mortgage broking is not a Tranche 2 profession, though brokers carry VOI duties for lenders. ShareRing collapses that checklist into one reusable identity step the client takes on their phone, before inspection, before signing, before settlement.

Verify the buyer once. Use it for every transaction they touch.

ShareRing Me

A passport chip read, and the name on the offer. Nothing the agency has to store.

Under a minute the first time. About two seconds at every other listing that agency handles.

Now in force

A new compliance era for the Australian property sector.

The AML/CTF Amendment Bill 2024 brought real estate into scope for the first time. Since 1 July 2026, real estate agents, buyer’s agents, property developers and conveyancers providing a designated service must verify their clients under Australian law. Many still have no identity verification infrastructure, no AUSTRAC enrolment, and no compliance program in place. Every week of trading without one is a week of exposure.

Real estate businesses in scope

Every real estate professional across Australia must now operate a compliant KYC program.

Up to A$36.4 million per contravention

AUSTRAC can seek up to 100,000 penalty units for a company, about A$36.4 million at the penalty unit value from 1 July 2026, and 20,000 for an individual, for each breach of its AML/CTF obligations.

In force since 1 July 2026

Enrolment with AUSTRAC opened 31 March 2026 and full compliance has been required since 1 July. There were no extensions for newly regulated professions.

How it works

Compliance in three steps. For both sides.

ShareRing’s reusable verified identity means your clients verify once and share with any participating firm instantly. No paper. No back and forth.

  1. Client verifies once Your client downloads ShareRing Me, captures their ID document, completes a biometric liveness check, and is verified in minutes. Switch DVS on and the document is checked against the government source as well.
  2. Credential stored on-chain A verified identity credential is created and stored in their personal wallet, cryptographically anchored to ShareLedger for an immutable audit trail.
  3. Shared with your firm instantly The client shares their verified credential with your firm in one tap. Your dashboard updates in real time. Green tick. Client verified. Done.
Why us

Built for Australian property professionals.

ShareRing publishes what a check costs, supports documents from 190+ countries and territories, and builds its flows to the AUSTRAC AML/CTF requirements. The client verifies once, keeps the credential in their own vault, and shares it with the next firm that asks. Every check is anchored to ShareLedger, so the audit trail does not depend on anyone’s word.

Reusable Verified Identity

Clients verify once and share their credential with any participating firm. No re-verification. No friction. A genuine competitive advantage for your practice.

Blockchain Audit Trail

Every verification is cryptographically anchored to ShareLedger: tamper-evident, timestamped, and independent of any single party. Ideal for regulatory audits.

Build it yourself

Verified before inspection, not at settlement.

An agency verifies both sides of a transaction and often before it knows which one will proceed. This chain is built to be sent as a link and completed before anyone is in a room together.

  1. age_verification Over 18.
  2. identity_document Passport or licence, sent as a link before inspection.
  3. proof_of_address The current address, not the one being bought.
  4. if_else Document and address valid.
  5. personal_info Name and DOB.
  6. watchlist Sanctions, PEP and adverse media.
  7. delivery_http Into the CRM against the listing.
  8. end_ok A verified customer, and no document left on your servers.

The buyer verifies once and is verified for every listing that agency handles, which is the part a paper process cannot do.
